Welcome to Mountain Top Inn & Resort!  We have a variety of lodging options to choose from, including Log Cabins, Lodge Rooms, and Inn Rooms. Each of our log cabins is individually owned & decorated to reflect the homeowner's tastes. We do have some cabins that are dog friendly (please call for availability). Our lodge rooms are the cabin version of a hotel room with wooden interior and rocking chairs on the back porch overlooking the valley. Our newly renovated Inn Rooms are located right in the heart of the Mountain Top Village. We are surrounded by Roosevelt State Park, nestled just between both areas of attraction: Pine Mountain and Warm Springs, Georgia, only minutes from Callaway Gardens.

Location & Directions


Take I-85 South to Exit 21 to merge onto I-185 South toward Columbus. Take Exit 42 for US-27 Pine Mountain. Turn left onto Hwy 27 South. Drive approximately 11 miles to Pine Mountain. At the traffic light with the Chevron Station on the left, turn left onto GA-354. Drive 2.5 miles to the Rock Bridge. Do not go under the bridge. Make a slight right onto the up ramp. At the top of the bridge, turn left onto Hwy 190. Drive 3.5 miles. You will see mile marker signs on your right; When you see mile marker 7, slow down & make your next left at the Mountain Top entrance onto Hines Gap Rd. Drive approximately 1 mile and make a left at the stone gate onto Royal Lodge Drive. Continue to the top of the hill following signs to the check-in office.

We are conveniently located between the towns of Pine Mountain and Warm Springs, GA surrounded by Roosevelt State Park. Directions are supplied with confirmation letters, but for more detailed directions, please see our directions page.Our office is located at 177 Royal Lodge Drive, Warm Springs, GA 31830. Using this address with your GPS, Google Maps or Waze will typically bring you directly to our front door. However, should you need further assistance, please feel free to call 706.663.4719 and select "1" when prompted. One of our Reservationists will be happy to assist you.

Reservation Requirements

You must be at least 18 years of age or older with a valid credit card to rent one of our guest or lodge rooms. You must be 21 years of age or older with a valid credit card to rent our private log cabins. 

All units are non-smoking.

Our seventeen room Lodge and a selection of cabins are dog-friendly with a non-refundable pet deposit (please search cabins or call our reservations desk).

Minimum night stay requirements

For Cabins - We generally have a 2 night minimum in our Log Cabins. There are a few holidays that require 3 night minimums (Memorial Day, Labor Day, etc.) and Thanksgiving requires a 4 night minimum. If you are only able to stay 1 night, we still might be able to accommodate you. Keep in mind, one night cabin rentals will require an additional fee. Please call our reservations desk for details.

For Lodge & Guest Rooms - There is generally no minimum night stay in our rooms. There are a few holidays that require 2 night minimum stays (Valentine's Day, Memorial Day, Labor Day, Thanksgiving, Christmas, New Year's, etc.).

How to make a reservation

You can easily book online 24/7 or if you have specific questions, simply give us a call & we'll be happy to help reserve the perfect unit for you! To book online, simply search the dates you're interested in and choose the unit that works best for you. You can also view availability and book online from each cabin page. To make a reservation over the phone, feel free to call us during our business hours at 706-663-4719 or 800-533-6376. A confirmation of your reservation will be emailed, mailed, or faxed to you, depending on your preference, after receipt of the full deposit.

How much is due at the time of booking?

In order to confirm a reservation, we require a payment of 50% of your total stay. Until your reservation is guaranteed, rates are subject to change without notice.

Acceptable payment methods

We accept all major credit cards (Visa, MasterCard, American Express, Discover). The credit card that was used to make the reservation must be presented at check-in along with a photo ID.

When is the balance due?

For overnight stays, the full balance is due at check-in. Any additional charged amounts owed can be applied to your card on file or another valid card upon check-out.

For group reservations, please contact your Event Coordinator for balance due dates.

Check In & Check Out

Check-in is 3:00 pm. In order to allow the time needed to prepare each unit to our standards, we cannot promise early check-in. We will provide you with 2 keys and a highlighted map to get to your unit. Most cabins are within a 1/2 mile radius of the office. Our Lodge Rooms are located approximately 1 mile from our check-in office & our Guest Rooms are located adjacent to our office. You are more than welcome to call the morning of arrival to see if you can access your unit any earlier than 3 pm or inquire about the availability of late check-outs.

Check-out time is no later than 11:00 am. You do not have to clean the unit prior to checking out, but we will provide you with a list of checkout instructions upon arrival that we ask you to follow to ensure the unit is left in a safe condition. If you have not completed check-out prior to 11:00 am by returning your keys to the office or placing them in a drop box and have not arranged a late check-out with the office, a late check-out fee of $50-$100 (depending on unit) will be applied.

Late Arrivals

Should you arrive after our office closes, we will provide a late arrival envelope at our office with your last name & confirmation # that will include 2 keys to your unit, a highlighted map & written directions. Please note: you MUST come to the office the following day before 11:00am to complete the check-in procedure and take care of your balance. If you have not completed check-in by 3:00pm, the remainder of your balance will be charged in full to your card on file. For questions or concerns, please call our office before we close for the day.


If at any time during your stay, you have locked yourself out of your unit and need assistance, we will gladly help you regain access with proper identification. During normal business hours, please call 706.663.4719 and choose Option "1" for Front Desk. Should you need assistance after hours, a call to the same number will prompt our answering service and the Manager on Duty will be called to assist you. For lost or unreturned keys, $10 per key will be charged to the credit card on file.

What to bring for Log Cabin accommodations

We provide you with all linens (for the maximum number of guests your unit accommodates). For linen exchange, please contact the office during normal business hours. If you are staying in a log cabin please remember to bring items such as soap, toilet paper, dish liquid, dishwasher detergent, washing machine detergent, garbage bags, etc. We will provide initial supplies, but if you are staying longer than two nights, we recommend that you bring additional supplies. Should you forget these items some may be available at the front desk for an extra charge. During colder months, we sell firewood and fire logs in the lobby for units with a fireplace. During warmer months, don't forget your beach towels to use at our swimming pool.

Log Cabin Cleaning Fee

If you are staying in a private log cabin, a one-time cleaning fee will be charged per stay. Cleaning fee amounts vary based on the size of each cabin and will be included in your total stay amount and documented on your confirmation letter.

Excessive Cleaning/Damage Policy/Missing Items/Maximum Occupancy/Parking Capacity

All renters are responsible for any damages, missing items or excessive clean up incurred to the unit during their stay. The prices for these will be determined according to the housekeeping/maintenance required.

There is a Non-Smoking Policy in all of our accommodations, however smoking on outside porches is permitted.

The number of occupants is restricted to the maximum number listed on our website for each unit (this includes children). If Mountain Top Inn & Resort determines that more guests are in the unit than were paid for, the guest will be charged accordingly (please see max. guests for each unit) or could be asked to leave with no refund of monies paid.

Group rentals (3 or more cabins)

If your plans include a larger gathering of family & friends we can help you seamlessly plan your vacation by recommending properties as close together as possible. Property showings

Due to liability issues, we require a copy of a valid license and credit card to hold while you are viewing one of our rental properties. These items will be returned to you after we receive the keys for all units that have been viewed. Only 2 properties may be viewed at a time. Properties can only be viewed during normal office hours. You must be here at least 1 hour prior to closing.

Pet Policy/Non-Refundable Pet Cleaning Fee - Dogs Welcome in select cabins!

If you need to book a dog friendly unit, please call our office as you cannot book these units online at present. We only have a select few cabins that are dog friendly so please use the cabin search feature to find one that works for you.

There is a $20 per day non refundable pet cleaning fee, not to exceed $100 per stay with a maximum of 2 dogs. Pet owners must keep dogs on a leash at all times when outside the unit. Dogs must never be left inside unit unattended unless crated.

Pet owners are responsible for any damages to unit or injuries to guests/staff resulting from their pet. All pets must be disclosed at time of making reservation and will be verified upon check-in. If it is found that you have brought a pet into our units without notifying our office or brought a pet into a non-pet unit, a non-refundable $250 fee will be charged to your account and you could be asked to leave without a refund of the remainder of your stay. Dogs must be current on all vaccinations.

Special Access Needs

Our Lodge Rooms and Guest Rooms do not have an elevator. If you require a unit that is on the main floor or has a ramp, please contact us so that we can make sure you are in the best unit to suit your needs.


Your unit will have linens and towels for the maximum number of guests the unit accommodates. To give our guests privacy during their stay, we do not enter your accommodations for housekeeping (in cabins only). If you would like to exchange towels or linens, please contact the front desk/office. If there is a Do Not Disturb sign on the door while housekeeping is there, we unfortunately do not come back later in the day. Guests in our Lodge and Guest Rooms have access to complimentary ice buckets at our front desk/office.

Telephone Service

Our units do not have telephones. Cell phone coverage varies depending on your carrier, but seems to work in most locations on the mountain.

Substitution of Accommodations

Mountain Top Inn reserves the right to substitute comparable units without notice in the event of a property sale or unforeseeable maintenance is required to the unit you requested. In the rare event a substitution is necessary, we will do everything we can to contact you to make you aware of the change. If a comparable unit is not available, we will provide you with other Mountain Top Inn rental options to choose from.


We will do everything possible to make sure your unit is ready for you when you arrive and all equipment is in good working order, however it is impossible to guarantee that all appliances and other various equipment is in great working order 100% of the time. Please let the Front Desk know of any problems you might encounter as soon after check in as possible so that we will have the opportunity to correct this for you before our lobby closes for the day. If something is not working properly, we will make every effort to get it working for your stay. We do attempt to correct all deficiencies while you are lodging with us and will keep your privacy in mind, however there will be no refunds or adjustments due to mechanical failures. If you need to contact us after hours, and it is an emergency, please call either 800-533-6376 or 706-663-4719 and press "0" after listening to the message. We have a 24 hour a day answering service in case of emergencies. If it is not an emergency and it can wait, please contact us the following day during normal business hours.

Lost and Found

Please note: if you have left any item behind, please contact us as soon as you can. We are not responsible for any items left behind or lost. If you've found that you are missing something and we are able to locate it, we will be glad to box the item up and ship it to you for the shipping cost.

Fireplaces, Campfires, Fireworks

The majority of our cabins are equipped with wood burning rock fireplaces. We do not provide the wood but do sell it in the lobby as a seasonal item. Fireplaces are not operational during the months of April through September. For units with gas fireplaces, at no time should any item be put in the fireplace. Additional charges will apply if these gas fireplaces are damaged. For all other wood burning fireplaces, only wood and paper may be burned, NOT plastics, food, magazines, etc. Candles may be used in units as long as they are contained in a glass jar and closely watched. Renters will be responsible for any damages including spilled wax.

Campfires are okay in designated outdoor fire pits only. For a list of units with outdoor fire rings, please call us at 706-663-4719.


We're the perfect choice for your next group retreat & we would love to work with you! We're in such a great location due to the fact that we're completely surrounded by the pristine 10,000 acre Roosevelt State Park, yet we're only a few minutes drive to Callaway Gardens, the town of Pine Mountain, and Warm Springs...not to mention, we're on top of the mountain, so it's just a beautiful area. The central location of the property provides easy access to all of the areas' major attractions and cities, yet still gives the feeling of complete privacy with no distractions. We're a great choice for your next retreat!

We have several options that work out for groups of all sizes. So whether you want individual rooms and a centrally located meeting space with the look & feel of a cabin or you'd like several cabins with all the amenities of home nestled close together, we've got you covered!


Lodge Rooms

Our Lodge works out extremely well for groups of up to 40 people. With a central meeting room, it's easy for your guests to spend time together but then also just walk right on over to their room for some peace and quiet. Our Lodge Rooms are hotel-type rooms located approximately 1 mile from our check-in office (which is where the Chapel & pool are also located) but are much cozier than a standard hotel. They have wooden wall interiors & a back porch with rocking chairs plus some rooms even have wood-burning fireplaces! The Lodge is situated on top of Pine Mountain overlooking the valley (some rooms have better views than others). These rooms are all entered from the outside via the covered porches. The rooms sleep between 2 and 4 guests depending on the room type and they're situated on 3 different levels.

Lodge Room amenities: each room has a private full bathroom, small refrigerator, microwave, coffee maker with complimentary coffee, cable TV, rocking chairs on the back porch, complimentary WIFI (if for some reason the complimentary WIFI is not working due to equipment malfunctions or any other unforeseeable malfunctions, there is complimentary WIFI available in our lobby/check-in office), and there are 2 shared charcoal grills behind the Lodge on the ground level. Specific room types are listed below (total of 17 lodge rooms):

  • 1Q or 1K bed with jacuzzi tub - 9 rooms of this type
  • 2Q beds with jacuzzi tub & wood-burning fireplace (seasonal use only) - 1 room of this type
  • 1Q bed with jacuzzi tub & wood-burning fireplace (seasonal use only) - 2 rooms of this type
  • 1K bed (no jacuzzi tub) - 1 room of this type
  • 1Q & 1T bed (no jacuzzi tub) - 4 rooms of this type

The central meeting room has tables and chairs set up for 40 people with red/white checkered tablecloths. It has a full kitchen (refrigerator, stove, kitchen sink, pots/pans), separate bathroom, wood-burning rock fireplace (seasonal use only), and cable TV with a DVD player. This room has outside access to front & back porches as well as inside access to two lodge rooms by an indoor stairway leading to the 2nd level. We also have plenty of picnic tables and 2 charcoal grills for those grilling enthusiasts. Call for large group pricing. 

If you are interested in the meeting room along with your lodge rooms, you will need to book all 17 rooms. We completely understand that every group who stays here is here to have a good time. After all, it's your vacation! However we also understand that other guests are here for that same reason. When 80% of the building is your group, and the other 20% don't know you, it could end up being an uncomfortable situation for both parties.

So, we like to make it as carefree as possible for everyone so by the time you get here, all you need to worry about is how much relaxing you want to do! And even if it happens to be an unlucky trip where you end up getting bad weather, the porches are all covered, so everyone can still spend time in the great outdoors and stay dry!

Log Cabins

Our log cabins include a jacuzzi tub (some even have hot tubs!), fully equipped kitchen, dining room & living room with a wood-burning rock fireplace (gas fireplaces - select cabins only), cable TV, charcoal grill outside, and front & back porches. These homeowners spend time making these cabins as comfortable and well-appointed for you as they can possibly be because after all, they enjoy spending time in them too! The Log Cabins work out well for guests who want to gather together but instead of having just one hotel room, they have all the amenities of home and plenty of space to spread out and relax. They are the perfect solution for your "home away from home" feeling. We can recommend several cabins within close proximity to one another so your friends & family will feel comfortable just walking in between the cabins. Clubhouse Meeting Room

For families or groups who need a little more space, consider adding the Clubhouse to your lodging so you have one place for everyone to gather. This building is overlooking our scenic swimming pool (seasonal use only, not heated) with mountain views plus it's within walking distance to our office, chapel, and many cabins. There is limited parking access for this building (max of 15 vehicles). You can rent it for a few hours or to have use of it during your entire stay. You'll have tables and chairs (for a max of 100 guests), central air & heat, 2 bathrooms, approximately 2000 square feet. For rental rates, please contact our group coordinator by using the Contact Form or simply giving us a call.


This is a great option for marriage retreats and church gatherings. We do allow groups to use our Log Chapel, but only when there are no weddings. The Chapel was constructed of Georgia pine and natural rock with beautiful stained glass windows. NOTE: the Chapel cannot be used for wedding ceremonies unless you've booked it through us. For Weddings, you must go through the event coordinator.  If you wish to gather in the Chapel during your stay, we cannot guarantee that your group will be able to reserve it until we get closer to the arrival date (approximately 1 week out). This is simply because weddings have priority.

Our Inn Rooms are perfect for the weary travelers just passing through and needing a place to lay their head, or those looking to be close to the main resort facilities and chapel. These rooms are quaint and comfortable, and are situated within walking distance of our swimming pool and Wedding Chapel. For those of you looking for a relaxing mini-vacation/weekend getaway, the Inn Rooms are a perfect choice! These rooms include a double garden Jacuzzi with a skylight above and log siding to give you the look & feel of your own log cabin! These rooms have an exterior corridor, so all rooms are accessed from outside.

These rooms were originally built as hunter's rooms when Mountain Top Inn was a hunting lodge. They were later renovated to represent themes of different countries and are now being renovated to a standard guest room.

Our Lodge Rooms are located approximately one (1) mile from the main office, Wedding Chapel, and swimming pool (seasonal). The Lodge is surrounded by Roosevelt State Park and is overlooking Pine Mountain Valley. The entire lodge consists of three buildings connected by covered porches. Pull up a rocking chair and relax on the back porch. Lodge Rooms have an exterior corridor, so all rooms are accessed from outside. Please note: not all rooms have views of the valley year-round, and please call to make specific room requests.

This building can be rented as individual rooms or for groups of up to 40 guests. There is a central meeting room which is often used for business get-togethers, couples retreats, marriage & church retreats, or as a family reunion meeting space. The meeting room also includes a full kitchen that can be used for all your cooking needs. Groups can have their meetings and discussions in the meeting room and afterwards each individual or couple can go back to their private room and enjoy amenities like a private jacuzzi tub.

Fireplaces are seasonal and not operational during the months of April through September, and are only for burning wood and paper. We do not provide complementary wood, but do sell it in the lobby as a seasonal item for your enjoyment.
