Cabin Rental FAQ

Welcome to Mountain Top Inn & Resort. We have a variety of lodging options to choose from, including Log Cabins, Lodge Rooms, and Guest Rooms. Each of our log cabins is individually owned & decorated to reflect the homeowner’s tastes. We do have some cabins that are pet friendly (please call for availability). Our lodge rooms are the cabin version of a hotel room with wooden interior and rocking chairs on the back porch overlooking the valley. For our most economical accommodations, try one of our guest rooms. We are surrounded by Roosevelt State Park, nestled just between both areas of attraction: Pine Mountain and Warm Springs, Georgia, only minutes from Callaway Gardens. We invite you to enjoy all the amenities and luxuries that these cabins and rooms have to offer and we hope that you enjoy your visit to beautiful Pine Mountain, Georgia.

Location & Directions

Our office is located at 177 Royal Lodge Drive, Warm Springs, GA 31830.  We are conveniently located between the towns of Pine Mountain and Warm Springs, GA surrounded by Roosevelt State Park.  Directions are supplied with confirmation letters.  For more detailed directions, please see our directions page.

Requirements

  • You must be at least 21 years of age or older to rent one of our properties. 
  • All units are non-smoking.
  • There are a select few cabins that are pet-friendly (please search cabins or call our reservations desk).  There are no Lodge or Guest Rooms that are pet-friendly.  We are a dog friendly rental facility only...sorry, no cats allowed.  To book a pet-friendly cabin, you'll need to call our reservations desk.
  • You cannot exceed the maximum occupancy listed for each unit.
  • Absolutely no house parties, events, or receptions are allowed in any of our units.

Minimum night stay requirements

  • Cabins - We generally have a 2 night minimum in our Log Cabins.  There are a few holidays that require 3 night minimums (Memorial Day, Labor Day, etc.) and Thanksgiving requires a 4 night minimum.  If you are only able to stay 1 night, we still might be able to accommodate you.  Keep in mind, one night cabin rentals will require an additional fee.  Please call our reservations desk for details.  
  • Lodge & Guest Rooms - There is generally no minimum night stay in our rooms.  There are a few holidays that require 2 night minimums (Valentine's Day, Memorial Day, Labor Day, Thanksgiving, Christmas, New Year's, etc.)

How to make a reservation

You can easily book online 24/7 or if you have specific questions, simply give us a call & we'll be happy to help reserve the perfect unit for you!  To book online, simply search the dates you're interested in and choose the unit that works best for you.  You can also view availability and book online from each cabin page.  To make a reservation over the phone, feel free to call us during our business hours at 706-663-4719 or 800-533-6376.  A confirmation of your reservation will be emailed, mailed, or faxed to you, depending on your preference, after receipt of the full deposit.

How much is due at the time of booking?

Keep in mind, until your reservation is guaranteed, rates are subject to change without notice.  In order to confirm a reservation, we require a payment of 50% of your total stay. If you are only able to book 1 night and we are able to accommodate you (by phone or online reservations), the full balance will be due at the time of making the reservation.

Acceptable payment methods

We accept all major credit cards (Visa, MasterCard, American Express, Discover).  The credit card that was used to make the reservation must be presented at check-in and must be a valid card.  We will accept money orders, cashier's checks or personal checks as long as there is an ample amount of time prior to arrival, which must be pre-approved by our reservations staff. Please reference your confirmation number when sending money orders/cashier's checks/personal checks.  If you are paying with any form of payment other than a credit card, keep in mind that you will be required to pay an additional damage deposit prior to your arrival ($100 for a Lodge or Guest Room, $200 for a cabin). 

When is the balance due?

The full balance is due at check-in. We accept credit cards (Visa, Mastercard, Discover, American Express) or cash upon check-in.  NO CHECKS WILL BE ACCEPTED AT CHECK-IN.  If you are paying with any form of payment other than a credit card, keep in mind that you will be required to pay an additional damage deposit prior to your arrival ($100 for a Lodge or Guest Room, $200 for a cabin).

For group reservations, the balance could be due as early as 30 days or more prior to your arrival date.  Please refer to your group coordinator for these dates.

Check In & Check Out

  • Check-in is 3:00pm.  In order to allow the time needed to prepare each unit to our standards, we do not provide early check-in.  We will provide you with 2 keys and a highlighted map to get to your unit.  Most cabins are within a 1/2 mile radius of the office.  Our Lodge Rooms are located approximately 1 mile from our check-in office & our Guest Rooms are located adjacent to our office.  If you are attending a wedding here, please note, we do not allow early check-ins or late check-outs regardless of what time the wedding starts or ends.  You are more than welcome to wait in the Chapel (as long as an earlier wedding is not already in progress) or our lobby.  We do apologize for any inconvenience this may cause, but we must have time to prepare the unit ahead of time for you and afterwards for the next guest arriving.  You are more than welcome to call the morning of arrival to see if you can access your unit any earlier than 3pm, but again, we cannot guarantee earlier check-in.
  • Check-out time is no later than 11:00am.  You do not have to clean the unit prior to checking out, but we will provide you with a list of checkout instructions upon arrival that we ask you to follow to ensure the unit is left in a safe condition. 
  • Lost keys - Please note, there is a $25 charge for lost keys.     

Late Arrivals

No need to stress if you're going to arrive after our office closes.  We will provide a late arrival package at our office with your last name & confirmation # that will include 2 keys to your unit, a highlighted map & written directions.  Please note: you MUST come to the office the following day before 11:00am to complete the check-in procedure and take care of your balance.  For questions or concerns, please call our office before we close for the day.

Lock-outs

If at any time during your stay, you have locked yourself out of your unit and need assistance, we will gladly help during normal business hours.  We will try everything we can to get to you as quickly as possible but cannot guarantee that we will be able to assist you at that moment.  If after normal business hours, there will be a $25 fee for unlocking your unit.

Cancellations, Rental Changes, Fees, and No-Show Policies

  • Log Cabins - 14 day cancellation/change policy.  If cancelling your cabin before 14 days prior to your arrival date, your deposit will be refunded minus a $20 cancellation fee.  If cancelling your cabin with 14 days or less notice from your arrival date, your deposit will be considered forfeit unless we are able to re-rent the property for the same number of nights and same rental rate.  In the event that we are able to re-rent it, we will refund your deposit minus a $20 cancellation fee.  We will make every attempt to re-rent the property, however if we are unable to re-rent it, no refunds will be due.  Keep in mind, if you only booked for 1 night, your deposit will be the total stay. 
  • Lodge Rooms or Guest Rooms - 7 day cancellation/change policy.  If cancelling your Lodge or Guest Room before 7 days prior to your arrival date, your deposit will be refunded. If cancelling your Lodge or Guest Room with 7 days or less notice from your arrival date, your deposit will be considered forfeit unless we are able to re-rent the property for the same number of nights and same rental rate. In the event that we are able to re-rent it, we will refund your deposit. We will make every attempt to re-rent the property, however if we are unable to re-rent it, no refunds will be due. Keep in mind, if you only booked for 1 night, your deposit will be the total stay.
  • For cabin reservations with 3 or more cabins booked by the same family, there is a 30 day cancellation policy and the balance will be due no later than 30 days prior to your arrival date. For cancellation fees, see Log Cabins cancellation above.  We will attempt to contact you once that due date approaches, but please have it marked on your calendar to contact us to make the final payment. You can also request that we automatically charge your card on the due date.
  • Keep in mind: If you book inside the cancellation period and you do have to cancel, you will forfeit your deposit unless we're able to rebook the unit for the same number of nights.
  • Cancellations are not valid until you have spoken with a reservationist and been provided a cancellation number.
  • Rental changes: changes can only be made to your reservation if you are outside of your cancellation/change date.  Your reservation must still meet the minimum number of nights for that time period (such as weekends/holidays) and your original cancellation/change date will remain the same as when you originally booked.  Once we are inside your cancellation/change date, no changes to your arrival/departure date can be made.  
  • No Shows - If you are a "no show", we will not refund any of your deposit. You must understand the unit was reserved just for you.
  • Cancellation policies may be different when certain discounts are given. Please refer to your confirmation letter or call a reservationist for further information.

Excessive Cleaning/Damage Policy/Maximum Occupancy/Parking Capacity

All renters are responsible for any damages or excessive clean up incurred to the unit during their stay. The prices for these will be determined according to the housekeeping/maintenance required.

There is a Non-smoking policy in all of our accommodations, however smoking on outside porches is permitted.  

The number of occupants is restricted to the maximum number listed on our website for each unit (this includes children). If Mountain Top determines that more guests are in the unit than were paid for, the guest will be charged accordingly (please see max. guests for each unit) or could be asked to leave with no refund of monies paid.

Mountain Top Inn has a NO PARTY policy. If there is a party, Mountain Top can ask the guest to leave without notice, no refund of remaining days will be given, and possible charges for cleaning and/or damages may apply.

Group rentals (3 or more cabins)

If your plans include a larger gathering of family & friends, don't stress if you've been put in charge.  We'll help you seamlessly plan your vacation, recommending properties as close together as possible.  Please call our reservation desk for more information 706-663-4719 | 800-533-6376.  For group cancellation policies, see above section.

Property showings

Due to liability issues, we require a valid license and credit card to hold while you are viewing one of our rental properties.  These items will be returned to you after we receive the keys for all units that have been viewed.  Only 2 properties may be viewed at a time.  Properties can only be viewed during normal office hours.  You must be here at least 1 hour prior to closing.

Pet Policy - Dogs Welcome in select cabins!

If you need to book a dog friendly unit, please call our reservationists, as you cannot book these units online at present. We only have a select few cabins that are dog friendly so please use the cabin search feature to find one that works for you.  We are a dog friendly rental property only, sorry no cats allowed.  There is a $20 non-refundable pet fee per night (max. of $100) with a maximum of 2 dogs. Pet owners must keep dogs on a leash at all times when outside the unit. Dogs must never be left inside unit unattended unless crated. Dogs are absolutely not allowed in pool area or in hot tubs/jacuzzis. Pet owners are responsible for cleaning up after pets inside & outside of the unit. Pet owners must prevent noise or any other disturbance by their pet/s. To avoid additional cleaning charges, dogs are not allowed on any furniture unless you bring a blanket/sheet for them to sit on. Pet owners are responsible for any damages to unit or injuries to guests/staff resulting from their pet.  All pets must be disclosed at time of making reservation and will be verified upon check-in.  If it is found that you have brought a pet into our units without notifying our office or brought a pet into a non-pet unit, a non-refundable $100 fee will be charged to your account and you could be asked to leave without a refund of the remainder of your stay.  Dogs must be current on all vaccinations.  Dogs must be treated approximately 1 week prior to arrival with topical flea control (ex. Advantage flea control).  This is as much for the well-being of your dog/s, since we are surrounded by a state park, as it is for our cabins.  Guests will be required to sign a pet waiver upon check-in.

Disabled Friendly Units 

Due to the age and layout of the majority of our units, we cannot guarantee complete ADA compliance for any property.  Several of our units still might work for you as they may have ramps or little/no steps, so please contact us so we can assist you in finding the best unit to suit your needs.

Housekeeping 

Your unit will have linens and towels for the maximum number of guests the unit accommodates. To give our guests privacy during their stay, we do not enter your accommodations for housekeeping (in cabins only). If you would like to exchange towels or linens, you simply need to bring the soiled ones to the front desk to exchange for clean ones.  All log cabins include small soaps, initial supply of toilet paper, dish liquid, dishwasher detergent for 2 cycles, washing machine detergent for 1 cycle, initial supply of garbage bags (1 in every trashcan, 3 under kitchen sink), kitchen sponge, bleach (under kitchen sink).  These starter supplies are not replaced during your stay, so please make sure that you bring extra.  For Lodge and Guest rooms only, we perform daily housekeeping (refresh soiled towels, resupply coffee, condiment kits, bar soap, toilet paper, etc.).  If there is a Do Not Disturb sign on the door while housekeeping is there, we unfortunately do not come back later in the day.  Guests in our Lodge and Guest Rooms have access to complimentary ice buckets at our front desk/office.

Telephone Service 

Our units do not have telephones, so please make a note of our numbers: 706-663-4719 or 800-533-6376. In the event of an emergency, we will notify you at any hour; otherwise you may want to check the front desk for messages.  Cell phone coverage varies depending on your carrier, but seems to work in most locations on the mountain.

Inclement Weather/Roads

As much as we want to, we can't control the weather.  Unfortunately, there will be no refunds for inclement weather or natural disasters.  Make sure you leave with plenty of time to get here, especially when bad weather is approaching.  Some of our cabins have gravel or steep driveways.  They are accessible for all types of vehicles, however if you are riding a motorcycle, some cabins may work better for you than others.  Make sure to call us before making a reservation so we can help you find the best accommodation to suit your needs. 

Substitution of Accommodations

Mountain Top Inn reserves the right to substitute comparable units without notice in the event of a property sale or unforeseeable maintenance is required to the unit you requested.  In the rare event a substitution is necessary, we will do everything we can to contact you to make you aware of the change.  If a comparable unit is not available, we will provide you with other Mountain Top Inn rental options to choose from.  

Maintenance/Repairs 

We will do everything possible to make sure your unit is ready for you when you arrive and all equipment is in good working order, however it is impossible to guarantee that all appliances and other various equipment is in great working order 100% of the time.  Please let the Front Desk know of any problems you might encounter as soon after check in as possible so that we will have the opportunity to correct this for you before our lobby closes for the day. If something is not working properly, we will make every effort to get it working for your stay. We do attempt to correct all deficiencies while you are lodging with us and will keep your privacy in mind, however there will be no refunds or adjustments due to mechanical failures.  If you need to contact us after hours, and it is an emergency, please call either 800-533-6376 or 706-663-4719 and press "0" after listening to the message. We have a 24 hour a day answering service in case of emergencies. If it is not an emergency and it can wait, please contact us the following day during normal business hours.

Lost and Found

Please note: if you have left any item behind, please contact us as soon as you can. We are not responsible for any items left behind or lost. If you’ve found that you are missing something and we are able to locate it, we will be glad to box the item up and ship it to you for a $5 handling fee plus shipping.

Television

While we do have cable/satellite TV in all of our units, channels may vary depending on units since they are individually owned.  Mountain Top Inn assumes no responsibility for TV reception or outages.  All log cabins include either a VCR, DVD player or both.  If wiring is changed to accommodate for gaming devices, etc. the wires must be returned to the original positions or extra fees may apply for maintenance to hook up. 

Fireplaces, Campfires, Fireworks

The majority of our cabins are equipped with wood burning rock fireplaces.  We do not provide the wood but do sell it in the lobby as a seasonal item.  Fireplaces are not operational during the months of April through September.  For units with gas fireplaces, at no time should any item be put in the fireplace.  Additional charges will apply if these gas fireplaces are damaged.  For all other wood burning fireplaces, only wood and paper may be burned, NOT plastics, food, magazines, etc.  Candles may be used in units as long as they are contained in a glass jar and closely watched.  Renters will be responsible for any damages including spilled wax.

Campfires are okay in designated outdoor fire pits only.  If your cabin does not have an already designated outdoor fire ring, you cannot have an outside campfire, no exceptions.  For a list of units with outdoor fire rings, please call us at 706-663-4719.  

We do not allow firearms or fireworks on any property.  This includes holiday periods: absolutely NO FIREWORKS allowed on Mountain Top Inn property.

Indemnification/Hold Harmless

In consideration of my use and rental of the premises, I release, indemnify and hold harmless Mountain Top Inn, its agents and employees, as well as the individual Mountain Top property owners, from and for any claims and causes of action arising from my use or the use by family and/or guests of said premises, including any claim for any bodily injury, property damage or theft asserted by any person or entity in any way arising as a result of our use of the premises. I am of lawful age and hereby, for myself, my family and/or guests, assume all risks or hazards associated with our use of the premises.

Uninvited Critters - PLEASE NOTE:

While we do professionally exterminate all of our accommodations, units are not insect resistant. Remember, we are surrounded by Georgia's largest state park and are situated in the woods, so it is not uncommon to see forest creatures like ants, ladybugs, and spiders occasionally.

Directions

For directions, please see our Directions page. Also, please be sure you have directions before you leave your home.  It is best to print the directions typed on our Directions page instead of using your GPS or Google Maps as these tend to give you longer driving times and have occasionally gotten guests lost.  Please use those only for locating the general area.  Mountain Top Inn will not give refunds because a guest did not obtain directions to our location prior to leaving.

Amenities:

Cabin amenities: All amenities described on each cabin page are believed to be accurate but cannot be guaranteed.  The possibility of small errors still exists.  Cabins include a double garden Jacuzzi in master bedroom (some units vary), full kitchen, living room/dining area with a rock fireplace (some units vary), cable TV, charcoal grill outside, and front & back porches. All linens and towels are provided for the number of guests the unit accommodates. Again, the cabins do not have telephones. All of our cabins are privately owned and will reflect the taste of each homeowner. Some smaller items may vary between cabins, such as blenders, toasters, additional TV’s in bedrooms, etc. For more specific information on these items listed, maximum occupancy, & parking capacity, see the details on the cabin page or call our reservations desk. We also have games and some sporting equipment available in the lobby as well. Most have a VCR or DVD player, although Movies/DVDs and VCRs are available to rent in the lobby. Many of our cabins have a locked owner’s closet that is not part of the guests’ rental. Tampering with these closets will result in a charge to your credit card.

Lodge Room amenities: All of our Lodge Rooms are individual hotel rooms with their own private bath/shower. All of our lodge rooms have a small refrigerator, microwave, coffeemaker, cable TV, and rocking chairs on the back porch. We have lodge rooms with or without Jacuzzi's. All linens and towels are provided for the number of guests the unit accommodates.

Guest Room amenities: We have guest rooms with or without Jacuzzi's. All guest rooms have a queen size bed, cable TV, and coffeemaker. There are a few larger rooms with more bedding, so please take a look at the Guest Rooms page. All linens and towels are provided for the number of guests the unit accommodates.

What to bring for Log Cabin accommodations:

We provide you with all linens (for the maximum number of guests your unit accommodates).  For linen exchange, please bring your soiled linens to the office during normal business hours for exchange.  All log cabins include a starter supply only of small soaps, initial supply of toilet paper, dish liquid, dishwasher detergent for 2 cycles, washing machine detergent for 1 cycle, initial supply of garbage bags (1 in every trashcan, 3 under kitchen sink), kitchen sponge, bleach (under kitchen sink).  These starter supplies are not replaced during your stay, so please make sure that you bring extra.  There is 1 extra pillow per bed in the closets as well as 1 extra blanket per bed.  If you need additional pillows & blankets, you will need to bring those with you.  During colder months, we sell firewood and fire logs in the lobby for units with a fireplace. During warmer months, don’t forget your beach towels to use at our swimming pool.
